Home sales across metro Detroit ticked up slightly in December to 3,365 transactions from 3,327 in November but overall were down 6.3 percent from year-ago figures, according to the latest REMAX of Southeastern Michigan Housing Report.
“December provided an encouraging close to the year, with home sales ticking up from November despite the typical seasonal slowdown,” says Jeanette Schneider, president of REMAX of Southeastern Michigan in Troy.
“As we head into the new year, steadier pricing and more options are giving prepared buyers and sellers opportunities to make smart, well-timed decisions.”
As sales inch up month over month, prices also are increasing as the median sale price of a home rose 1.5 percent to $310,000, compared to last December.
Wayne County led the way with 1,327 home sales in December, down 6.9 percent from a year ago. Oakland County was next with 1,070 transactions, down 7.5 percent. Macomb County’s 783 deals were 5.5 percent lower than last year. The city of Detroit posted 403 sales for a 16.6 percent decrease.
Livingston County showed the only percentage increase in sales with 185 sales, up 3.9 percent.
Wayne County also led the way with a 9.1 percent median price increase to $360,000 in December, from $181,000 in 2024. Detroit was next with a 3 percent increase to $92,700 from $90,000. Macomb County posted a 2.4 percent increase to $260,000 from $254,000. Livingston County’s $390,000 median price in December was good for a 1 percent increase. Oakland County prices averaged $360,000, up .8 percent.
Additional findings from the December report include:
- Homes sold in an average of 33 days, unchanged from last year.
- Months’ supply of housing rose to three months year over year.
- Pending sales slowed, declining 1.6 percent year over year.
