Home sales across southeast Michigan fell nearly 14 percent year-over-year in January, as bitter cold and snow kept many buyers on the sidelines, according to the latest REMAX of Southeastern Michigan Housing Report.
At the same time, the median home sale price in the region rose 3.1 percent year-over-year, bringing the median price to $300,000. Inventory also climbed to a four-month supply, driven largely by inventory growth in Wayne County.
“January reflected the seasonal slowdown we typically see at the start of the year,” says Jeanette Schneider, president of REMAX of Southeastern Michigan in Troy. “A higher number of homes for sale gave buyers more choice, even as cold winter weather caused some to pause their home search. While sales activity pulled back, home prices rose modestly, reinforcing that demand remains strong for well-priced, well-maintained homes.”
Macomb County saw the largest year-over-year drop in home sales at 15.7 percent. Detroit was next with a 14.5 percent decrease. Oakland County sales dipped 13.3 percent and Wayne County fell 13.1 percent. Home sales in Livingston County slipped 11 percent.
Wayne County saw the largest year-over-year increase in home prices to $183,450 in January 2026 from $175,000 in 2025, a 4.8 gain. Oakland County was close behind at 4.7 percent with a median home sale price of $350,000 from $334,325 a year ago. Prices in Livingston County edged up to $393,000 from $384,000 and in Macomb County to $250,000 from $247,500. The median sale price of a home in Detroit stayed at $90,000.
Macomb County homes sold the fastest with an average of 36 days on market. Homes in Oakland and Wayne counties spent 41 days on the market. Livingston County properties were for sale for 47 days and in Detroit, 56 days.
