Local partners Alan Brown and Rahul Baweja today shared details for their redevelopment of 3201 Franklin St., bringing a year-round athletic and social gathering place to Detroit’s historic Rivertown neighborhood.
The transformed 40,000-square-foot industrial building will house two complementary spaces under one roof — the Detroit Pickleball Club and The Foundry.
Taking up 60 percent of the building, the Detroit Pickleball Club will serve as a dedicated indoor home for pickleball players of all skill levels. The club will feature eight indoor courts, a pro-shop, daily open play, structured leagues, tournaments, coaching, and casual social spaces.
The remainder of the building is designated for The Foundry, a commercial space and community hub. The space is designed to host local businesses, food and drink concepts, wellness providers, and open lounge areas, The Foundry is open to members, neighbors, and visitors.
“We wanted 3201 Franklin St. to be more than just a spot to hit a pickleball — it’s built to be a genuine neighborhood anchor,” says Brown, co-founder and a licensed real estate broker. “By bringing the club and The Foundry together, we’re creating a place where people can play a match, meet up with friends, or work for the afternoon, all in the same space.”
The project gives new life to a historic Rivertown site, adding to the growing lineup of community and recreational investments along Detroit’s East Riverfront.

Renovations are currently underway, with doors expected to open in late 2026. Inquiries for commercial tenancy in The Foundry and founding partner opportunities are currently open. The curated commercial hub is open to local businesses as well as hospitality and community gatherings.
