Design Firm Gensler Moving to Capitol Park in Downtown Detroit

Gensler, a global architectural and design firm, has signed a new long-term office lease at Bedrock’s 1265 Griswold Building, a six-story, red brick building at the corner of Griswold Street and Grand River Avenue. Terms of the deal were not disclosed.

The original Bamlet Building, and later Capitol Square Building, was built in 1897. At first, it was used by a variety of professional services, including architecture, design, real estate, and medical offices. In recent years, the building, owned by Bedrock in Detroit, has drawn tenants like DIME (Detroit Institute of Music Education).

Gensler will be activating the ground floor and a portion of the second floor of 1265 Griswold, reimagining the space to act as a “living lab” that demonstrates the future of work. The building is on the northern edge of Capitol Park, where the State Capitol once stood.

“As we reach the milestone of 30 years in Detroit, we’re excited to embark on our next chapter by cementing our creative team in one of the city’s most dynamic neighborhoods,” says John Waller, managing director of Gensler Detroit.

“Three decades ago, Gensler made a commitment to the Midwest by planting an office in Detroit. This move reflects our ongoing dedication to the city and business community as we work together to shape an even brighter, more connected, more inclusive future for Detroit.”

The ground-floor opportunity and the neighborhood surrounding the building were the major drivers of the lease decision, Gensler states.

“We’re looking forward to becoming part of the fabric of Capitol Park, contributing to its role as a work-live-play destination in Detroit and inviting our teams, partners, and clients to engage with the neighborhood and support the revitalization of our central business district,” says Waller.

The new space will allow Gensler designers to create an environment that can flex to meet expanding business needs and address hybrid work; reconfigure to allow project teams to collaborate; and activate a hospitality-driven experience that supports employees, engages clients, and offers opportunities to be in dialogue with the community.

Gensler will be fully operational in the space in late 2023. It currently has offices in the 150 W. Jefferson Building.
