Developer FPJ Investments in Grosse Pointe Shores and Saros Real Estate Services in Grosse Pointe today launched the final development phase of Shorepointe Village, a gated waterfront enclave in Detroit along the Detroit River.
Shorepointe Village is a boutique development that will feature 10 luxury homes, offering single-floor living with direct access to a backyard ready-to-dock boat well with electrical power hookups.
Located at 193 Keelson Drive, near Dickerson Avenue, south of Jefferson Avenue, the enclave is located across the Detroit River from Belle Isle. The development is Detroit’s first waterfront single-family home development in more than 24 years.
An engineer at Ford Motor Co., Edward Grey originally established Greyhaven in the 1920s as an exclusive luxury home development with boat wells that appealed to wealthy buyers who wanted immediate access to the Detroit River.
Early residents included Gar Wood, the Dossin family, and automotive executives. In the 1950s, the island fell into disrepair, and today three original homes are left.
But that changed in 1998, when Shorepointe Village was established. Today, the island is home to 41 custom built, waterfront homes, ranging in size from 3,200 to 4,000 square feet. Each homes has its own boat dock, spanning 30 feet to 45 feet, and is part of the Shorepointe Village Condo Association.
The 10 lots that remained are now being offered for sale.
Highlighted features of the last phase of Shorepointe Village include:
- Single-Level Living: Choose between two curated models, available in sizes of 1,550 square feet or 1,850 square feet, featuring open concept layouts, large first floor primary bedroom suites, first floor mudrooms/ laundry, and more. Each model includes 3 bedrooms, a first-floor primary bedroom, 3 bathrooms, a first-floor laundry, and ample storage space.
- Customizable Options: Homes come with 2- or 3-car attached garage options and a range of high-end finishes to choose from.
- Open-Concept Layout: Expansive first-floor living features a high-end kitchen with custom finishes, an open living room with a fireplace and double height vaulted ceiling, oversized windows, a dining area, and a large patio for waterfront entertaining.
- Resident Amenities: Boat well in the backyard, 24-hour security, a private resident-only pool, and existing neighbors.
Pricing and Availability: Phase 1 pricing incentives are now available starting at $499,000, with prices set to increase as homes are sold.
“We are excited to work with FPJ Development to design a product which will fill a large gap in the metro Detroit market,” says Spencer Ray, director of sales at Saros Real Estate Services.
Developer Jim Budziak of FPJ Investments adds, “Single floor living in a new construction home cannot be found anywhere in metro Detroit for this price point. Additionally, the waterfront feature Shorepointe offers is what makes this development one of the most exciting to come to Detroit in decades.”
