Red Arrow Lofts Opens in Detroit’s Corktown, Offers 28 Apartments

Developers Hunter Pasteur, The Forbes Co., and Oxford Capital Group have opened Red Arrow Lofts, the final phase of the overall Perennial Corktown development, located near Michigan Avenue and Trumbull Street in Detroit’s historic Corktown neighborhood.

Red Arrow Lofts, located at 1567 Church St., transforms the iconic Red Arrow Soda Factory — a late-19th-century structure once home to the bottling of Orange Crush and other local favorites — into 28 modern loft apartments.

Originally constructed around 1894 as the John Whittaker Planing Mill, the building became the Red Arrow soda bottling plant in 1916. Though soda production ceased in the early 1970s, the site later operated as the Downtown Self-Storage Building.

Though not part of the original master plan, Red Arrow Lofts was added in response to neighborhood input through a Community Benefits Agreement negotiated with the Corktown Neighborhood Advisory Council. As part of the agreement, 10 percent of all Perennial Corktown units are reserved as affordable housing at 60 percent AMI.

Now fully renovated, Red Arrow Lofts blends rustic character with modern comfort. Apartments feature original exposed brick and beams, paired with contemporary touches like stainless steel appliances, floating white cabinetry, brick accent walls, and quartz countertops.

As part of the broader Perennial Corktown community, Red Arrow Lofts residents enjoy exclusive access to a wide array of luxury amenities, including a rooftop pool deck, professional fitness center, coworking spaces, and retail offerings — Corktown Tap House, Haraz Coffee, and Rosette Market + Café.

This project also marks the developers’ first adaptive reuse development, a meaningful shift from their previous new-construction projects.

Already, Perennial Corktown has filled 80 percent of its residential leases and 100 percent of its retail space, continuing to draw residents and businesses to this walkable, amenity-rich destination.
