
Home sales in metro Detroit dropped 7.1 percent in February, compared to February 2025, but homes prices edged up 1.4 percent during the month compared to a year ago, according to the latest report from REMAX of Southeastern Michigan.
Sales were down in every county and the city of Detroit versus year-ago figures. Transactions declined 28.7 percent in Livingston County, 8.9 percent in Detroit, 71.1 percent in Oakland County, 5.3 percent in Wayne County, and 5.2 percent in Macomb County.
The median sales price of homes in the area remained relatively flat, except in Detroit where the price dropped 15.2 percent to $75,000 from $88,500. Livingston County also saw a 1.4 percent dip to $378,742 from $384,250 a year ago.
The median price of a home increased 3.3 percent to $260,000 in February 2026 from $251,750 in 2025. The cost of a home in Wayne County ticked up 0.7 percent to $185,000 from $183,700 and Oakland County remained at $335,000.
“February brought a mix of conditions to the housing market,” says Jeanette Schneider, president of REMAX of Southeastern Michigan in Troy. “Extremely cold weather early in the month slowed showings and buyer activity, but momentum picked up toward the end of the month as mortgage rates dipped below 6 percent.
“This highlights how even small rate and affordability improvements can quickly reignite buyer interest. Entering March, we’re also watching growing geopolitical uncertainty, which could influence consumer confidence and temper activity as we move into the early spring market.”
