AT&T Signs Lease for Large Space at Travelers Tower II in Southfield

AT&T has signed a lease for 157,000 square feet of office space at Travelers Tower II in Southfield, according to Newmark, a commercial real estate advisor and service provider that represented the landlord, Time Equities Inc. Terms of the deal were not disclosed.

One of the largest recent lease transactions — General Motors Co. moved to Hudson’s Detroit late last year and occupies more than 200,000 square feet — the Travelers Towers campus in Southfield comprises two interconnected office buildings (Traveler Tower I and Travelers Tower II) totaling 810,460 square feet on a 21-acre site, along with a multi-level parking structure and surface parking.

AT&T will join other tenants at Travelers Tower that include Lucid Motors, R1, MetLife, Willis Towers Watson, RXO, and S&P.

“Securing a lease of 157,000 square feet speaks directly to the strength of the corporate community at Travelers Towers,” says Aaron Moore, asset manager at Time Equities. “Welcoming a major tenant of this scale complements an already strong mix of global companies and brings Tower II to near-full occupancy.”

Daniel Canvasser, executive managing director of Newmark, which has local offices in Southfield and Bloomfield Hills, says the addition of AT&T “is a significant transaction that represents a meaningful commitment to Travelers Tower II and the Southfield office market.”

The property has undergone extensive capital improvements by Time Equities that include upgrades to the fitness center; renovated lobbies, café, and restrooms; elevator modernization; HVAC upgrades; and updated signage and artwork.

The property also offers a conference center, a tenant lounge, outdoor patios, and a range of on-site retail and services — Tropical Smoothie Cafe, Captain Jay’s, Poke Poke, Gateway Deli, and Samoon.

Following the lease, approximately 33,786 square feet remains available at Travelers Tower II.

“The property continues to benefit from its strong location, high-quality amenities, and ongoing capital investment, and this lease further demonstrates the appeal of well-positioned Class A office assets to today’s tenants,” says J.P. Champine, managing director at Newmark.

The tenant was represented by AJ Weiner, senior managing director at JLL, and Dave MacDonald , managing director at JLL.

Located along Evergreen Road in Southfield, Travelers Towers provides access to I-696, M-10/Northwestern Highway, M-39/Southfield Freeway, and U.S. 24/Telegraph Road. The property is near Lawrence Technological University and the Southfield municipal complex.

According to Newmark Research, Southfield’s office market continues to demonstrate leasing momentum. In the second quarter of 2026, office vacancy declined 160 basis points to 26.2 percent, driven by 281,463 square feet of positive absorption.

The quarter marked the third consecutive quarter of absorption, bringing total absorption over the three-quarter period to 512,877 square feet and reducing the market’s vacancy rate by 300 basis points.
