
Detroit-based developer Sterling Group has unveiled plans for a 25-story development on the riverfront site of the former Joe Louis Arena in downtown Detroit.
Called The Residences at Water Square, the development will be Detroit’s first, all-glass residential high-rise that Sterling Group says, “redefines downtown living with unprecedented levels of design, comfort, and service.”
“We were looking to create something that would be unique to the Detroit market” says Danny Samson, chief development officer of Sterling Group. “The development will be a meaningful addition to the downtown skyline and riverfront.”
The Residences at Water Square will offer 10-foot floor-to-ceiling windows in every one of its 496 units, providing views of the Detroit River and the city skyline. Well-appointed apartments will have high-end touches, with resident services to match, all connected to an expanded area of downtown Detroit. An all-season pool with an outdoor sun deck, a rooftop terrace, and sky lounges will allow residents to enjoy this premium riverfront spot, according to the developer.
“The Residences at Water Square will be our city’s first new riverfront residential high rise since Riverfront Towers opened 40 years ago,” says Detroit Mayor Mike Duggan. “The big difference is that in 1983, our riverfront was a collection of cement silos and asphalt parking lots while today we have what is widely recognized as the nation’s most beautiful public riverwalk. I’m grateful to the Sterling Group for adding this beautiful new riverfront tower to our revitalized riverfront.”
A total of 496 units comprised of studios, one-bedroom units, and two-bedroom penthouses on the 25th floor, will be available for rent with an expected move-in date of February 2024. Applications for pre-leasing will be accepted beginning August 2023.
