Interstate Capital in Birmingham Announces $500M in Industrial Projects Along I-94

Interstate Capital, an industrial real estate development company in Birmingham has announced it has five large industrial developments in the works along Michigan’s I-94 corridor.

At full buildout, the projects are expected to encompass more than 600 acres, provide capacity for more than 5 million square feet of modern industrial space, and represent planned investment approaching $500 million, according to Interstate Capital.

The developments include a specialized cold storage facility and a distribution facility near Detroit Metropolitan Airport in Romulus, two large-scale industrial campuses near the Blue Water Bridge and Canadian border, and a Class A logistics facility in Kalamazoo Township.

“These projects are about bringing modern industrial capacity to communities where the infrastructure, workforce, and transportation advantages already exist,” says John Nix, vice president of Interstate Capital. “We are investing ahead of demand so employers can move faster when they are ready to expand.”

The projects include:

DTW ROMULUS COLD STORAGE

15670 Wahrman Road, Romulus | Approximately 21 acres | More than 255,000 square feet

Interstate Capital states it has received zoning approval for a proposed 257,950-square-foot temperature-controlled facility located approximately 1.8 miles from Detroit Metropolitan Airport. The building is planned for more than 25,000 pallet positions, a 48-foot clear height, 28 exterior loading docks, and divisible configurations beginning at approximately 65,000 square feet.

The project is expected to break ground in Fall 2026. It’s designed to support food, pharmaceutical, floral, seafood, and other temperature-sensitive supply chains, with direct access to I-275 which connects to I-94 and I-75. Its location also provides efficient access to Detroit-Windsor border crossings and the broader Great Lakes distribution network.

TAYLOR DISTRIBUTION 2

26344 Northline Road, Taylor | Approximately 44 acres | 378,000 square feet

In partnership with CMAC Transportation, Interstate Capital is developing Taylor Distribution 2, which will offer modern design and amenities for warehousing, distribution, and manufacturing.

Features include high ceilings and spacious column spacing, attractive office finishes, and ample parking for employees and trailers. The location is strategically positioned for efficient logistics and distribution to major assembly plants in Michigan, Ontario, Ohio, Indiana, and Wisconsin. Located in the Wayne County submarket of Southeast Michigan, Taylor Distribution 2 is just minutes from Detroit Metro Airport, Willow Run Airport, and major highways including I-94 to Chicago, I-75 to Toledo, I-275, and less than 25 miles from Detroit’s bridges to Canada. Construction is already in progress.

KALAMAZOO COMMERCE PARK

3006 Douglas Ave., Kalamazoo Township | Approximately 56 acres | Nearly 500,000 square feet

Interstate Capital is breaking ground in Fall 2026 on a commerce park in Kalamazoo township that will include two 242,000-square-foot Class A warehouse buildings with access to I-94 via BUS-131 and US-131. Preliminary plans include 36-foot clear height, more than 80 loading docks, four grade-level doors, heavy three-phase power, and public water and sewer service. The site will also feature a 10-acre gas station with restaurant.

The development is intended to expand the supply of modern, large-format industrial space in the greater Kalamazoo market and support advanced manufacturing, regional distribution, and logistics operations serving the I-94 corridor between Detroit, Chicago, and the broader region.

PORT HURON COMMERCE PARK

Dove Road, Port Huron Township | Approximately 224 acres | About 700,000 square feet

The heavy-industrial campus is planned with an initial 252,000-square-foot building that can expand to approximately 399,000 square feet, together with a separate proposed 301,320-square-foot building. The project is expected to provide about 700,000 square feet of potential industrial capacity.

The site is designed for large industrial and high-throughput users requiring heavy power, substantial loading capacity, trailer storage, and rail connectivity. Its proximity to I-69, I-94, the Blue Water Bridge, and Canadian National Railway positions the development within a major United States-Canada trade corridor, including access to the double-stack St. Clair rail tunnel. Groundbreaking is expected in Spring 2027.

BLUEWATER COMMERCE PARK

Ravenswood Road, Kimball Township | Approximately 295 acres | About 3.5 million square feet

Bluewater Commerce Park is a master-planned industrial campus positioned along the I-69 and I-94 corridor, approximately nine miles from the Blue Water Bridge. Interstate Capital’s broader development vision provides capacity for as much as approximately 3.5 million square feet at full buildout, subject to final phasing, engineering, and approvals.

The campus is being planned for advanced manufacturing, automotive, logistics, warehousing, and cross-border distribution users requiring facilities ranging from approximately 100,000 square feet to more than 1 million square feet. Planned rail capability will add direct multimodal flexibility for selected buildings. It will also include a 40+ acre recreational area accessible to the public. Groundbreaking is expected in Spring-Summer 2027.

Interstate Capital plans to advance initial construction at the five developments on a speculative basis, meaning construction would begin without a tenant having already committed to occupy the buildings.

The company intends to maintain flexibility so that facilities can be adapted to the requirements of advanced manufacturers, logistics providers, cold-chain operators, and other large industrial employers.
