The Loft Warehouse, a Detroit-based real estate agency, will open a new, 12-unit luxury condominium complex, called The Selden, in the city’s Midtown neighborhood next summer.

“This is the first new construction of condominiums in the city of Detroit for many years,” says Jerome Huez, an agent for The Loft Warehouse. “The Selden is in an area where residents (will) have access to all of the amenities within walking distance, which is very unique to the city, and unique compared to places like Royal Oak, Ann Arbor, and other urban areas.”

Designed by BMK Associates and developed by Ferlito Construction, The Selden, to be located between Cass and Second avenues at 438 Selden Ave., will be a four-story masonry and wood structure that features indoor heated garages, 40-square-foot balconies, and a community rooftop.

Interior features will include ceilings nearly 10 feet tall, laundry rooms with washers and dryers, wood floors, marble countertops, and stainless steel appliances. The Selden also plans to be environmentally friendly with its energy efficient furnace system and air conditioning, tankless water heater, and LED lighting.

All units will have two bedrooms and two bathrooms, with sizes ranging from 1,158 to 1,194 square feet, as well as large kitchens. The first floor will include space for a restaurant or retail store.

Limited units are available for presale, with prices starting at $429,000. Buyers will be required to pay a $245 monthly homeowners association fee, which will cover costs for water, landscape maintenance and sprinklers, gas and electric, snow plowing, insurance for the exterior, reserves, and maintenance of the sky deck, elevators, hallways, and stairways.

Owners will receive a free gym membership to Anytime Fitness in downtown Detroit, located at 735 Griswold St., for as long as they own the unit.

The Selden will be located within walking distance to Little Caesars Arena (scheduled to open in September), the MLK M-1 Rail Station (scheduled to open in the spring), and numerous restaurants, stores, and entertainment and cultural offerings.
