A 66-acre undeveloped site that was in the running for an outlet mall is up for sale at the southeast corner of I-275 and Ford Road in Canton Township. The opposite corner is anchored by IKEA, which recently expanded.

Randy Thomas, president and CEO of Insite Commercial in Commerce Township, says the undeveloped property has a creek, flood plains, and wetlands, which limits the development to about 44 acres.

“It’d be a great retail center if there was something unique developed on the site, not just a typical retail center, but a unique type of center with a unique user to anchor it,” he says.

Thomas says the location would also be good for a corporate campus, because he says it’s easy to go north, south, east, or west on I-94, I-96, M-14, or I-275. Other potential uses include a medical campus or an educational institution such as a university.

The property was just released for sale by Baltimore-based Paragon Outlet Partners. Paragon was set to break ground on a premium outlet mall offering more than 100 stores last spring, but instead the company selected a location in Romulus.
