May home sales in metro Detroit were up nearly 15 percent over April and sale prices increased 3.1 percent compared to the same month in 2025, according to the most recent RE/MAX of Southeastern Michigan Housing Report.
In May, 4,131 homes changed hands compared to 3,606 in April. That number, however, is 6 percent below the 4,395 sales in the area a year ago.
“May’s housing market continued to build momentum as we moved deeper into the stronger seasonal selling season,” says Jeanette Schneider, president of RE/MAX of Southeastern Michigan in Troy. “Home sales increased nearly 15 percent from April, while pending sales climbed 9 percent compared to a year ago, signaling continued buyer activity despite ongoing affordability challenges.”
Livingston County set the pace for sales in May with 233 transactions, up 13.7 percent from May 2025. Macomb County saw a 1.2 percent increase to 987 sales from 975 in 2025. Sales in Oakland County slipped 2.6 percent to 1,459 from 1,498 a year ago. Wayne County and Detroit experienced the most dramatic drops in home sales at 15.4 percent, and 22.9 percent, respectively.
The median home sales price in May increased 3.1 percent to $335,250.
“Prices rose a moderate 3.1 percent, demonstrating that demand remains strong for well-priced, move-in-ready homes,” Schneider says. “With more inventory coming to market, buyers have greater opportunities, but sellers should recognize that today’s market rewards preparation, presentation and realistic pricing.”
Macomb County led the way with a 3.6 percent gain to $285,000 from $275,000 in 2025. Wayne County saw the next-highest percentage gain at 3.3 percent to $227,250 from $220,000 last year. Oakland County prices rose 2.7 percent to $385,500 from $375,250. Livingston County prices were nearly flat from a year ago, posting a .4 percent boost to $415,000 from $413,500.
Prices in Detroit dropped 8.9 percent to $97,250 from $106,750 in May 2025.
