Perennial Corktown Apartments Makes its Debut Near Michigan Central

Detroit Mayor Mike Duggan and project developers Hunter Pasteur in Farmington Hills, Forbes Co. in Southfield, and Chicago’s Oxford Capital Group, cut the ribbon Thursday for Perennial Corktown, the latest luxury apartment community in Detroit’s historic Corktown neighborhood.

Perennial Corktown adds 188 apartment units and seven new townhomes to Detroit’s oldest neighborhood, established in 1834. Perennial Corktown is the latest phase in a larger development that also includes the recently opened Godfrey Hotel, and the ongoing renovation of the Red Arrow Soda factory building.

Perennial Corktown offers a 10,000-square-foot pool and deck with outdoor lounges and fire pits as well as club rooms, coworking space, a dog wash, bike storage, a coffee bar, valet parking, EV charging, private dining, and a chef’s kitchen.

The building, located at 1611 Michigan Ave. (across from the Corner Ballpark), also features concierge/doorman service, a state-of-the-art fitness center, and will offer special community programming and events throughout the calendar year.

The development has set aside 10 percent of the units as deeply affordable, for those with an income at 60 percent of the area median income (AMI). The affordability level was requested by members of the Neighborhood Advisory Committee.

“Creating affordable housing is a huge priority here in Detroit,” says Duggan. “Detroiters should be able to live in any neighborhood they choose, and not feel like they’re living in low-income housing. This beautiful building will not only be a place to call home for its residents, but it also brings vibrancy and more businesses to a growing neighborhood.”

Retail options at Perennial Corktown include Corktown Market, a bodega-style grocery store that will provide affordable groceries, prepared foods, and many other everyday items for Corktown residents.

In addition, Haraz Coffee brings another location to Detroit, featuring Yemeni coffee roasts and authentic Yemeni-style drinks. More retail announcements are expected soon.

The final phase of the larger development now is underway with the renovation of the former Red Arrow soda company building on Church Street, directly across from the new Perennial Corktown townhomes. The building’s preservation was another request from the neighborhood advisory committee. Renovations of the building began in November of last year, and when complete, will add 28 more residential units to the project.
