Hollywood Casino at Greektown Opens Monroe Street Spaces for Lease

Hollywood Casino at Greektown has made available for lease a collection of historic Monroe Street retail spaces as well as entertainment venue space on the casino’s fourth floor.

Hollywood Casino at Greektown has made available for lease a collection of historic Monroe Street retail spaces as well as entertainment venue space on the casino’s fourth floor.

The Greektown district in downtown Detroit recently was awarded $20 million from the state of Michigan. This investment will help complete the redesign of Monroe Street to make it a curbless, more pedestrian-friendly street that hosts festivals and events.

The Monroe Street-level offerings, once home to Trapper’s Alley in the 1980s, offer about 14,500 square feet of space fronting Monroe Street. The partially commenced but never completed entertainment venue totals 38,000 square feet with capacity for about 1,500 seats.

“This is an important part of our ongoing commitment to our guests as well as the historic Greektown neighborhood and entertainment district, so we are excited to open these availabilities to the market and see what new energy it will add to the whole Greektown experience during a special time of investment and energy” says John Drake, vice president and general manager of the Hollywood Casino at Greektown.

Altogether, the casino commands a total of around 500 feet of Monroe Street retail frontage at the core of Greektown and the strategic redesign site.

The four distinct spaces along Monroe Street, including the historic street-level space of St. Mary’s School, which also partially fronts St. Antoine, can be combined or divided to suit different tenant needs and configurations.

The next casino tenants will join the existing Pegasus Taverna, Coldstone Creamery, Five Guys, and newly signed Eat N’ Out Pizzeria. The deal was arranged by the casino prior to listing with Michael Scamardella of Lino Realty Inc. and Christos Moisides of 400 Monroe Associates.

“We see this as an especially important leasing assignment in the vibrant Greektown neighborhood during a time of real substantial state, regional and local business investment into its redesign, so, in addition to food, we are pursuing the interest of many different types of retail tenants” says Michael Scamardella, partner in boutique commercial real estate firm Lino Realty Inc., the listing brokerage and half of the leasing team along with Moisides.

“In addition to the stream of daily Hollywood Casino at Greektown visitors that they benefit from, new tenants to these spaces and the district at large are joining an eclectic and treasured mix of surrounding Greektown restaurants, bars and establishments.”

The fourth-floor entertainment venue, which was started and never completed under prior owners, is only accessible from the casino main floor and features a grand, open, light-filled lobby that overlooks both Lafayette Street and St. Antoine Street above the casino’s south entrance.

For this space, Penn Entertainment is seeking the right operator for its activation. The company already has invested extensively in the hotel and casino since its acquisition in 2019 and aims to curate a tenant assembly to create a superior customer experience while simultaneously enhancing Greektown’s entertainment experience.
