The Fort Shelby apartments in Detroit have been remodeled and are being sold as condominiums at the 11th-21st floors above the historic Fort Shelby DoubleTree hotel. The Fort Shelby Residences include 56 upscale, high-rise condos and will be unveiled during a grand opening celebration on June 22.
Jerome Huez, co-owner of The Loft Warehouse in Eastern Market, which is marketing and selling the condos, says residents will have access to special discounts at the on-site bar and restaurant, as well as valet and private parking and concierge services separate from the hotel. Hotel services will also be provided at a discount, including food and drink, reserving conference rooms, and housekeeping and dry cleaning services.
“It’s kind of like getting all the benefits of the hotel, while living in a very luxury condo setting,” he says. “Currently, there have been apartments since 2008, mostly used for corporate rental or for athletes when they live here for the season. These units are being upgraded, so this was our chance to convert them to luxury condo level.”
Huez adds that 25 percent of the units have already been claimed, and he expects to sell the remainder in the next 12 to 18 months. Move-in can begin as early as mid-August, depending on current leases.
Additionally, the condos are located on floors 11-21, in the building’s tower. Each floor is equipped with a one-bedroom unit; three, two-bedroom units; and one, three-bedroom unit. Each residence includes multiple windows that offers views of the skyline, including the Detroit River, the Ambassador Bridge, and more. There are also two special floor plans on the penthouse level that are more than 2,000 square feet and have access to a rooftop terrace.
Pricing for the units begins between $280,000-$550,000 and the penthouse levels are priced at $700,000-$800,000. Huez says the asking prices equate to about $300 per square foot, which is “very attractive” for luxury condos in their downtown location.
The grand opening event at the Fort Shelby Hotel’s Crystal Ballroom will be presented by the developers of the Fort Shelby Residences and The Loft Warehouse, and will include hors d’oeuvres and beverages by Motor City Kitchen, a tour of the completed units, and a performance by Detroit artist Opera MODO.
“The condos are located in the tower portion of the building, from floor 11-21, so there’s only five units per floor and the views are fantastic,” he says, adding that residents will have views of the Detroit River, Ambassador Bridge, and more. “There are no buildings in the way and we have a lot of windows in each floor plan.
