Beaumont Health Submits Plans to Redevelop Northwood Shopping Center in Royal Oak

Beaumont Health has submitted preliminary documents to the City of Royal Oak to redevelop the Northwood Shopping Center property at Woodward Avenue and Thirteen Mile Road as a new, 183,000-square-foot commercial retail development.

As of July, all leasees — except for a childcare center, a medical supply store, and office space, all of which are owned by Beaumont — have vacated the property, which adjoins the campus of Beaumont Hospital Royal Oak.

A survey incorporating feedback from more than 6,000 Beaumont Health employees, physicians, medical students, and community residents cites a grocery store, hotel, and various retail businesses as the most requested redevelopment options.

“The Northwood property is a highly visible area in the city of Royal Oak, near our hospital,” says Carolyn Wilson, COO of Beaumont Health and interim president of Beaumont Royal Oak. “We have talked with the community and our employees and we aim to find a way to maximize the space to benefit the community, our patients, and our employees.”

Beaumont, which has owned the Northwood property since the 1980s, is seeking Brownfield tax incentives from Royal Oak to help cover the cost of environmental cleanup of the site, as an auto repair shop and dry cleaner previously occupied storefronts on the property.

Once the Brownfield incentives are approved, abatement and soil remediation work will take place to prepare buildings on the property for demolition beginning in the fall.

“With city support, we aim to make the property an attractive gateway to Beaumont, while addressing the needs of the surrounding community,” Wilson says.

A timeline for redevelopment and expected construction costs is being developed as Beaumont works through the approval process with Royal Oak.
