Hayman Begins $5M Renovation of Riverfront Towers

DETROIT — Riverfront Towers Apartments has embarked on a multi-million-dollar renovation initiative aimed at “returning the luster” the one-time jewel of downtown high-rise waterfront living and the former home of some well- know Detroiters, including Rosa Parks, Aretha Franklin, and former Mayor Coleman Young. The project is being led by The Hayman Co.

The Hayman Co. — which took over management of the Riverfront Towers Apartment Community in November 2012 after private investment group Riverfront Tower Holding LLC, purchased it out of receivership — will oversee all construction and renovation work, expected to exceed $5 million over the next several months.

Renovations will include:

  •  Interior upgrades to all apartments, from new appliances, plumbing fixtures, cabinets and countertops to windows and floor and wall coverings
  • Remodeling of all hallways and lobby spaces
  •  New elevator cab interiors
  •  New roofing, security and landscaping upgrades

Davis & Davis Interior Designs has been commissioned to redesign the public spaces of the community which will entail contemporary yet classic styling — including the use of warm wood tones, textured light stone, enhanced light sources, and new carpeting; its patterns reflective of the shimmering water and lush greenery that surrounds the scenic properties.

The Hayman Co. also is handling property leasing, and over the past six months, has facilitated a brand refreshing, entailing a new website (LiveRiverfrontDetroit.com), sales materials and a renewed focus on customer service — with great success. The occupancy rate of the two towers has jumped from 60 percent to 94 percent in 6 months.

“The time was right for ensuring these riverfront jewels are part of the downtown living equation,” said Andrew Hayman, president. “Things are happening in the city today that haven’t taken place in decades. We’re aiming to once again be at that epicenter.”

Tower 100 is a 273-apartment high-rise completed in 1992, and Tower 200 is a 282-apartment skyscraper completed in 1983. Each unit (possessing one of 22 different floor plans) boasts a waterfront view and ranges in size from 553 to 2,390 square feet, with rent beginning at $798 per month. A penthouse suite, amassing 5,000 square feet with panoramic waterfront views, is available for $7,500 per month.

The gated community is located on 24 acres of prime downtown land, with skywalks connecting the Towers, parking structure, People Mover and Joe Louis Arena. The Riverfront Apartment community includes 555 units; a private Marina (currently under construction); a state-of-the-art Fitness Center with cardio theater, weight center, pool, sauna and hot tub; salon; tennis courts; running track, 24-hour drop off dry cleaners, the Signature Grille & Bar and the Signature Market.
